Same basic structure they asking price is a suggestion, I offer what I think is a workable number for me and we negotiate to the "middle";  though the middle is not halfway, we never "split the difference". 

Most professionals will recommend a separate LLC for every $1 million in assets but I don't think that's necessary.

For me I think it depends on how much money you have invested into the home and for how long?  

I don't think the HOA can restrict what a tenant does within their own unit (the lease can), they can prevent activities in common areas.

I think it is a typical Midwest market with a mixture of A through D neighborhoods scattered about.

We are thinking she could get around $175k - $198k. 

I think they are the most critical piece of the puzzle when investing from a distance.

I was thinking of starting a rent increase for my 1 bedroom tenant voucher due it being low and well under fair market value(Based on  hud and zip code) but my tenant is in the process of having a caretaker for her disability and getting approved for a two bedroom voucher.

She promised she would have her Supervisor call me (she was so rude you think she had gotten ripped off not me).
