It's pretty nuts that people see wholesaling as a career and not being a real estate agent.

This approach is more efficient, allowing you to network and find suitable professionals simultaneously.

Now, I want to pay it forward by creating a step-by-step real estate investing course specifically for high-earning professionals who might be feeling the same pressures I once did.I know how tough it can be to juggle a demanding career and personal life while trying to invest wisely.

So I worked 4 jobs in that 18-month timeframe to come up with the money for a suitable downpayment (without touching my brokerage, 401k, etc).Gosh!

I don't have a whole lot to put down but I do now make six figures in my current career and have extra money to start saving each month for whatever expense may come about.

I also read that travel nurses have trouble finding a suitable living situation when contracting for travel nurse assignments.

Maybe also combine that with moving job market where people don't have 20-30-40 year company careers, but need to change jobs every 2-3 years now and  change locations with perhaps 401k cashouts, or more expenses that eat up savings between jobs, and moving expenses between jobs.

I'm a career bartender though that makes around 55k on paper.

This will be my second deal of my career.
