Youre with WAY too many options and decisions at one gulp.

The real work is locating these properties and I've learned the best way to do this is to work in towns/areas that have online GIS systems that map; topography, wetlands, soils, etc. and assessors data available for download either from local sources or listsource.com.  

The credit thing should not be an issue for many DSCR folks like myself. 80% ltv may be an option, but,I have seldom found the tradeoff in cost/rate to be worth it in the last 12 months. 0% origination is possible, but, as others have said compensation is received in one fashion or another (higher rate, processing fee, etc.).

Detroit would be a solid option if you're strategy involves a little more risk for potentially higher cash flow. 

However, if you learn the different options available and then figure out what they really want, you can often negotiate a killer deal.

That said, if managing sounds overwhelming or you’re strapped for time, hiring a property manager from the start is a perfectly valid option.

I have a STR in the Sullivan County and have been looking for a cleaner but the options seems to be limited in this area. 

How did the price compare to other options?
