If you have updated kitchen, granite counters and tile bathrooms new windows etc and spent the money to make the whole house really nice the electric heating would stick out like a sore thumb.

A friend of mine bought and rehabbed a property in a situation similar to this (owner wasn't dead but property was an eye sore to the city and sat vacant, so squatters and junkies moved in).Anyway, my buddy made a deal with the city to rehab the property, manage it right and in return, the city have him a bunch of tax breaks and other stuff.

Since RI is in the mix for you other Southern MA ones include the South Sore REIA by the Cape the House Flipping School meetup in Plymouth and the Eastern Mass REIA in Rockland (They used to have a 2nd meeting in Taunton that probably would have been the most likely one to see people doing stuff in RI, but I don't think they have been doing that one recently), there are probably a little more likely to have some people that might know the RI markets better.

having started about 15 different business over the years, im more or less product agnostic. having hired high level experts in multiple industries, im not really afraid of entering a new market/niche.looking at buy and hold stratgies, for cash flow, IM sorely disapointed when a SFR can only generate betwee 300-800 a month net cashflow. looking at a SFR that can generate 20K a month NET cashflow, by hiring the right people and letting them run it, is a MUCH better deal.
