If you're capable of getting funding from a bank, those terms are terrible.

The president has zero impact on underwriting guidelines and  zero direct control of interest rates. in fact the fed has no direct control of long term rates that effect mortgage rates.

If you ever see someone offering terms that are too good to be true, you might as well just post your SS# and banking information on IG.

Prepayment penalties- usually 1-5 year terms.

I have rented out this home short term before and have been successful but I don't have any experience with 12 month leases.  

Our current focus is for a family lakehouse / lifestyle play here in TN but would like to work my way into commercial properties, short-term rental facilities, business acquisitions to name a few.

I'll settle for a variation of this and give a little, but I simply pass on PMs who hand me a term sheet with 10+ different types of fees.
