The advantage of this is that you can sit on the sidelines if you think the market is too hot.

Also, well done on jumping into the fray and not sitting on the sidelines kicking the tires.  

So if you can make 6% in real estate and pay your student loans off while still having 1% to yourself, that is still far superior than sitting on the sidelines doing nothing. 6% passive beats 0% inactive. 

Hey Emmanuel, I'm a wholesaler in Memphis and finally got off the side lines the first of Jan.

If that is the case, I'm thinking about the delayed financing option to at least get 80% of my money back to put in other deals so I'm not sitting on the sidelines for a year.

If you buy a POS flip and lose 30k, you might be sitting on the sidelines for a while.

Sometimes you just have to suck it up and sit on the sidelines for a while.I worked around it by partnering with some folks and we use their credit and income to buy houses and my skill set and some of my cash.
