My main business is graphic design work with some sustainable farming on the side.This is my first experiment into real estate investing, but I have been interested in it for as long as I can remember.

HahaI did pass the graphic along to a colleague speaking at our REI this weekend, its a powerful truth.

We are basically showcasing actual vacation rental investments that people are currently doing in their markets.  

These guys require more than just a credit score to get a loan so take the time to fill out a personal financial statement and get your last 2-3 years of tax return pulled together (I've never not been asked for these things and it looks good when you can just pull them right out and not have to send them in later).Also, if you have any prior real estate holdings or deals, put together a summary of those to showcase any experience that you have. 

I have had luck using CL to find wholesale opportunities, but only when I used a branded ad (company name and logo) that included a graphic and a link to my web site.

If you don't design them yourselves, most printing companies have an in-house graphic designer who will do exactly what you want, and probably better than if you just ordered them offline. 

Make floor 3 artists studios where we give away the space very cheap to various artist to work and showcase their wares.  

My plan is to showcase these two points in particular in a physical packet(2-3 pages) that can be shown with any investor packets, upon request, etc. with the hope that between this and the strength of the deal I can find can convince someone to invest after they do their due diligence.

How should I pitch this to her in a way that showcases how I bring value to the transaction?
