I know I have referred quite a few investors who have invested in the two Sponsors I like and who are not in this situation and for that I get a thank you  they cant pay me a fee as I am not licensed to do so..

New construction does not get a bump on appraisals.So for me buying an older home that I can fix up is a MUCH better value and I get instant equity when I buy and even more after I rehab the property.

This is huge, and the thing I would say if there are delays after well preparation or lack of communication, there should be a line in the sand when to pull the plug on a contractor and get someone else in the project to finish the job! 

That said, I think you should get the tenant out asap. 

Traditionally I rented my apts. usually to families or roommates. 

And for sure its to build thier brand and bring in new investors to their deals I get that..
