Not having the correct team and systems in place and totally damage your reputation as a property owner/manager, if your team (the maintenance company) does not have the same vision as you.Perhaps there is someone out there and if so . . .

You are paying for an agent's performance, reputation, and ultimately to get you the highest price without wasting anyones time.

I can see this working if you get a theme and online reputation.

i currently own a duplex and have been land lording for 18 yrs. i have found a potential investment opportunity  30 miles away. it is located in a community slated for substantial growth over the next decade due to the current construction of new semiconductor manufacturing facilities. the property is a 24 unit apartment building. supposedly it historically maintains 95-100% occupancy and has a waiting list. my question is what documentation should i expect the lenders to want?  

I don’t think that he would risk his reputation on making a couple thousand here and there by forming a shady side business.

Also, why are all you newbie REIReply addicts so insulting and dismissive, like the reputation of this brand new company is more important than your own networking and reputation?

It all comes down to reputation, communication, and licensing.
