You probably have heard to join the local REIG as what you will find from the courses advertised everywhere anymore is that they offer general information that in many cases does not fit your market or state requirements. 

I finally found another duplex a few towns over that had been sitting for a while, it was badly advertised.

There was a investment that was advertised by RTR and SWFL Advisors and they referred us over to Blacktip Construction Group.

When I see a property starting to underperform, as the manager I have to run the data to figure out why and then make adjustments whether is lack of amenities, need updated photos, replace a couple pieces of dated furniture or increase my focus on advertising that property specifically.

If this is seen as advertising or not allowed, sorry in advance, but I haven't seen a real life 0% down payment in quite a while, and Navy Federal is reputable, so thought those of you starting out would benefit from knowing there is actually one out there.

I would not wait till after they are out to start advertising and showing the unit.  

I don't think anyone who rented an apartment that advertises AC would expect the apartment to get over 90 but after this tenant leaves I would suggest removing it and having the tenant provide their own. 

There are many groups out there that advertise their deals.
