You can 1031 exchange a portion that makes sense for you (office right now is market specific and an opportunity if you know what you're doing), and take the other portion as "BOOT" and pay taxes on that portion.

I sent certified mail mid september that was returned from the post office. i eventually flew drove down to the property in beginning of October to post eviction notice on garage and front door. i inspected the property that seemed half way abandoned.

In this case you can do up to (6) residential units and (1) office space...but that is the cap. otherwise 4 units is the most you'll be able to build.
