Based on the knowledge and experience you have, would you consider this strategy if you had to go back at my age?

As a property manager, based on my conversations with our clients, below is a condensed version of what we hear most (in relation to PM in Chicago): "- Passing on the load so that you can be more present and attentive to your family (edit: and other responsibilities) and not be essentially working 24/7, on-call for the needs of tenants and property emergencies... can be worth the management fees.

I would start with them.I am not based in LA, so I don't know your exact laws, but I think I can still provide some initial direction for you to find answers, and maybe offer an idea to research.  

Once you have a pipeline, you can refine your criteria and adjust based on what works best for your market and strategy.

Run your numbers based on youre required return given what youre likely to have to spend and the amount of headache, risk, and work you have to do.

. - For Private Lenders:- Vet investors based on their experience, reputation, and past performance. - Clearly define the terms of the partnership to avoid misunderstandings. - For Both Parties: - Use legal agreements to outline roles, responsibilities, and profit-sharing. - Communicate openly and regularly to build trust.

I think we will see more "adult" families living together...kids move back in or parents move in with kids.The traditional apartment model was based on 12month leases, but jobs are not always 12 months and people want flexible terms, so co-living often offers that.Seems like younger people between 20-30 and some other age groups don't want to get married and start that housing pathway our parents and grandparents took.   

Appreciation in most Sec8 neighborhoods is very low so it’s a cash flow play.- I would highly suggest you plan on using a property management company.

This is a very different space than most folks here on BP play in from what I have seen.
