I have done 100s and 100s and 100s  of move ins withe Sec 8, and they still fail us for a door rubbing on the carpet, or those .50 little plastic caps that cover the screws that hold down the toilet.

Too many people dont understand that there is destructive debt-debt on assets that depreciate in value such as car payments and typical overspending of plastic; And constructive debt-debt which enables one to borrow at one rate and use those funds to acquire assets that appreciate in value and return a much higher rate-such as real estate.

He eventually had 4 open-heart surgeries, was depressed, etc.Now that it is 20 years later, comparing it to my well oiled Investment property, because of my prime location, the appreciation I received is far higher than his, my cash flow is also far higher as the rents skyrocketed in my areas, AND I spent WAY less in Medical costs that he did.While I don't want to attribute all the Medical Health issue towards these difficult to manage yet higher cash flowing properties, I can see what it did to him as he would call me asking advice on what he should do.If he were to add in the medical costs and health problems, over the 20 years, I'm so glad I did not go down the high cash flow route.I can enjoy my Investments because of the lack of Stress from all these years.

Using materials with a higher density than water, composites, metal, plastics etc. etc. you can either do something and hope it floats, or you can find the necessary equations and figure out first the weight of it all, cross reference that with the water displacement weight, and calculate FIRST whether the boat will float or not.Everyone that does DMM is basically building boats this first method.EVERYONE that does DMM is  shoots arrows in the dark, and HOPE some will stick.
