I've seen a few links to guides around but just for kicks, try applying the pseudo-rubric in this NYT article about Manhattan to San Diego. 

@Rushda Hakim  other cities in Hudson county are good options as well. you could consider union city, and west new york. they are roughly 30 mins away from Jersey city, and 25 mins to Manhattan on bus. 

Typically at the 6-10 unit range, assuming you aren't talking Manhattan $1mm/unit prices, you will be dealing with local lenders.  

You probably wouldn't like my "hood" back in the 80s but now tears-downs are $900K+, as Manhattan cap rates fell.Put feet on the ground and stop watching Fox News.

Just read through the threads here about PF and G and you'll get a lot of valuable info. 

It would be better to invest in a smaller condo in Astoria, or a larger property further outside of Manhattan, but near transportation, than to get stuck in a bad co-op investment that can change with each annual Board meeting.Best of luck,J.
