We lend up to 75% of the ARV but most people are buying and rehabbing well below that from the investors I have been working with.

Finding, As hard as it is to find people willing to sell Subject To their existing financing, they can be found.

We have several different people lined up to clean ours depending on time of day and how much lead time we have.

It is important to note, people would rather rent a cleaner, and newer home, than a "larger."

Office space is gutsy at this time with many companies working remotely, maybe part of your investment was to bet that people will be coming back to work in person.

I hear what Zeona is saying, but it may be irrelevant if say you are in the North San Fernando Valley where people from the Palisades aren't going.

The last thing I recommend is going out too far away into things you have little to no experience and trusting people too much.
