There is now an ocean of really great tech-stack out there to run a PMc, via various tech vendors and it's to a point that there is nothing special in a tech-stack anymore, anyone can buy it, so no "gate keeper" to the tools anymore.

Then the other thing is Oregon coast is just Brutal on maintenance especially ocean front or near.. so need to up your cap ex. 

Florida, you could have more expensive insurance (the whole state is a mess, but near the oceans would be worse.

I would buy cheaper homes in blue collar areas that rent for $300/month less.

We've had the best luck with doing short rentals, loading up all the trash within 24 hours, and getting the dumpster out of there.Not sure what companies operate where you're located, but we use a company called Blue Bin Dumpsters, and they offer 24-hour or 3 day rentals.

Blue collar professionals such as technicians, superintendents on construction and public works projects etc.
