A bank would probably be happy financing 75-80% of this deal with the seller picking up the rest, although they say that they want to make sure you have skin in the game, they want to be in 1st mortgage position and make sure they don't have their neck's out too far.I would first run your numbers and see if it even makes sense to pursue prior to asking about owner financing or carry back.

@Hattie Dizmond   maybe part of the due diligence process in your neck of the woods is to have a geo tech do a soils report for you so you are aware if you have bad dirt.. or dirty dirt as an ole timmer in Yazoo MS told me... when one of the homes I foreclosed on would broke in half.If you have bad soil you put that into your offer as you know somewhere down the line your going to be putting peirs in...

As an aside, I do own a SFR in your neck of the woods (Gresham) and feel that market rent is probably around $900-$1k for my house but I'm fortunate enough to get around $1600 due to a nice lease-option I have setup.
