I've rarely found this to be the case though, as national brands will seek out those locations in advance and purchase directly for a later sale-leaseback if it's truly a superior to location to one they already have nearby.

Sure you could them that they have to smoke outside the property, but there isn't a way to reasonably enforce that as well you may end up disrupting any other tenants/neighbors who are nearby. 

As Engelo has mentioned before, appraisers tend to ignore the fact that their properties are move-in ready and valued at the high end of the area; and blindly assume that nearby sales for 20k are representative.Regardless, I was able to take the $30k out, acquire another $25k and purchase another property with OCF just a few months later.

Before you make this purchase, research daily rates and occupancy carefully on nearby similar condos (on Airbnb, Vrbo, etc.).

I am currently searching in the Spring area near the airport, the woodlands, Splashtown, and hospitals nearby.
