Thomas Good to know that , now I need to know how I find those wholesale who sell those buyer list for lands  Check Meetup.com for wholesaler Meetups, Call "Bandit Signs" - Those signs on the side of the road that say "Fix N Flip for Sale, Call This Number" as those are Wholesalers building their buyers list, Google "Wholesalers in Florida" and call those companies, and just start looking for them.

I bought one in Rohnert park CA in 95 ish  4 acres for 27k that could not be built on .. but it was right behind a Home depot shopping center and there was a free way interchange.. took till 2020 but in 2017 it got brought into the city limits.. the Indians built the biggest Casino in N.

I'm biased since I live in Cobb County, but markets such as Acworth, Kennesaw, and Cartersville could be options for you to explore.Furthermore, so you're aware, acquiring a fix-n-flip deal on-market is going to be difficult.

If it's in TN (as opposed to N GA) you property taxes alone will be close to 15% and with the habitational insurance markets going nuts, you're probably almost at 30% combined on those two.

Okay just to keep things in perspective, I think Pacific Heights - fictional Hollywood thriller not based on a true story - is a great example of  "1990 in cinema" or "Films featuring Melanie Griffith," but maybe  not a great example of what happens when you wait a day or two to figure out a best course of action to deal with people.
