Once the redemption period has lapsed and you initiate foreclosure, you will either get a redemption that includes your initial investment plus interest or the property. 

Id personally just pay it even if it werent used for 6 months to not have it lapse unless you are very confident that your zoning/variance will not have any issues. 

I could see it being a momentary thing based on the overall impact a recession could have on the community.

Are you honestly going to try evicting a tenant if they let their policy lapse?

Ignoring the geographical dilemma, if you’re job is to manage and their job is to finance and find more deals, and all rooms are empty and you see them sitting on the computer or away at work and you’re all alone to do this and become bitter because you’re comparing momentary circumstances, it will kill the partnership.

so for those that have vacant units they will stay that way.. for those that their one year contract expired I suspect they may or may not get paid for the lapse.. but the tenant will still be living there. be kind of crazy to evict them..
