For example, one municipality local to me requires a sewer inspection because some houses still have gutter downspouts tied into the sewer system which is improper.

There can also be chemicals in the treated lumber that are harmful to the environment.Invest in a good screen or built in door system.

.: It sounds like you have a great system down, and I am sure that you can find some handymen that are in the area doing part-time work and then working at a day job that could be pushed into full-time work on your properties.

Have some real estate under my belt but looking into Short term rentals opposed to long term rentals.Wondering if there is a stand out book to read to gain understanding for Australian Short Term rental market/AIRBNB.Also if there is a specific group for Australians and short term rentals for Australian market/Australian tax system etc, do point me to that.Rod

@James Masotti I have an incredible robust Podio system that integrates with Basecamp and other project management software systems.

I am confident that the 3 water heaters and 3 HVAC systems I put in place since Summer 2024 will give me some peace of mind in 2025 and beyond... for those properties.
