Were you able to find a good solution? 

For walls I spray with one of the various neutralizers for pet urine on the walls. after dry,  follow up with a vinegar solution.

Unfortunately, that also means its likely not worth fighting much beyond sending written notices as you suggest, at least not on my own.By posting this in the forums I was hoping to find others who had invested in these deals or with the operator so we could band together to find a solution.

There are solutions for regular noise issues that don’t involve the landlord.

You need it to be a great deal and be very very quick on your rehab to make those numbers work.Another solution is to stay in your current home a year, then turn it into a rental and buy another house that needs work with a owner occupied rehab loans. 

I believe it is because the house went over budget with the first project manager so the solution is to just ignore it.  

@James Wise from Holton-Wise Property Group has a TV show on his website labeled "Tenants from Hell" and I believe they are mostly Section 8 tenants.

But unless you are running flat rate prices and never updating photos, descriptions, messages, guest books, etc, this seems like a greater than $0 cost without a PMS solution.

This is my first REI property, so I'm trying to find cost effective solutions to this matter.
