We really enjoyed Holden Beach because it was not overbuilt, no high rise hotels or condos, very family oriented and very peaceful…almost like going back in time when things were slower and quieter.

If I didn't find a fund I liked I would look to build a team of professionals that were intimately familiar with how opportunity funds work.In a nutshell, you can pay zero Capital gains taxes if you invest the funds properly. 

@William Walker I definitely factor in time vs cost.  

At that point in time, your property will likely be scrutinized with regards to any major un-permitted work done.

We don't bring things into a Monthly increase such as with an Amortized fixed rate Mortgage.While it won't necessarily be overwhelming complicated to do everything as a monthly projection, there is a point in time when you just need something that is both sophisticated and simple.

But it's better to be prepared for the worst and pleasantly surprised :)
