It's probably going to mean paying points at closing, a high rate, and a serious pre-payment penalty (like 5 years). 

I’ve been working with several lenders for DSCR loans, but I’ve found that the fees are quite high, with minimal benefit in terms of lowering my current interest rate.

But wanted to say that I highly recommend checking out REIA for Oh and/or Cincinnati and Dayton.

I have done this before and now find the risk just to high.  

Some lenders even do as high as 1.3.

I would suggest the same thing to my own daughter.Heck, I have found out many of my members at MREI paid 40-50k to one of the high end "gurus". 

25% is the going rate, high end 30%/35%

I am not familiar with how HELOCs work but they declined me saying my DTI is too high.
