So I get your hesitation to be too demanding and your desire for the problems to go away as fast as they can, however since you have NO property manager ( I don't use one either), it is incumbent that you take a more ACTIVE approach with management of your property.Let's review your situation.  1st time leak occurred, you sent a plumber over to find the problem.  

If you're having to go out and "raise" your entry fee, you might want to think about other investments until your cash grows.

Focus on factors like what is driving cities to grow both in population and economics.

For instance, targeting multifamily properties (2–4 units) is a great way to grow your portfolio.

If you can't get ahold of the PM, demand letter is next.

As an investor here myself, I can tell you we're seeing solid rental demand here thanks to the strong job market and major employers developing here. 

This is verified based on the good schools, department stores opening up (Costco, Target etc.) as well as verified investment from Jerry Jones (Dallas Cowboys owner) and the city to grow the population.

By any chance did you grow up in/around South Memphis?
