One time I had 4 different contractors (roof, drywall, trees, and gas) all at once with more than a dozen work trucks and cranes.

Orange is communications (red=elec, blue=water, yellow=gas, green=sewer, forgot what white is).  

The home has gas utilities but I plan to replace gas fixtures with electric. 

They even did showings in Nov and Dec of a dirty house with no power or gas on - simply because they didn’t switch on the mains.

I don't know if this makes it easier or more complicated, but our upper level may not have any gas services at all (husband is going to the property tomorrow to see if upper water heater is gas or electric, and whether washer/dryer in each unit are gas or electric).

The gas is separate and the electric is combined, but I do split the electric bill between tenants.

I replaced a few gas furnaces over the last few years for about $3,000 with Goodman. 

Although they say they are paying gas and electric.

Kinda like shopping for a car: when you really think about what you want or need, you may decide good gas mileage, large enough for your family, good power, and other specific qualities or features.

Loosing deal for the bank, water, sewer, gas, electrical, lawn care, and trash added up to more that they collected.
