And what you said is very true.I make deals as well - although with 50+ unit apartments and hotels.I like to convert multifamily apartment buildings in good areas into hotels that one of my franchise-contacts is looking for.Value-add through changing the use is one way to make a deal happen.

I was at our All County Franchise annual conferance last week and Rent Manager was there demoing what they have recently done with thier new platform Rent Manager 12 and it is powerful.  

I think he got involved in franchise investing and no longer wants to go through the hassle of dealing with another remodel of this building, so hes trying to wholesale it.Its a 20 unit brick building that is 100% vacant.
