The real reasons agents exist is primarily two fold.

I had one property that the thieves beat the door in so hard that the door folded in half.

Yes I know about the  price of oil, brother worked in the geology side of the business  ,the big boys can ride it small operation will fold up shop .

The problem is two fold. 

You pulled it out and the door folded down and it came with a slide out broiler pan. no mixing up the dials.

The reason is two fold.1) You can get some year-end advice2) The CPA will be busy next year and may not be able to take you on as a client at that time.

Close up the opening in the wall, at least,  and consider bumping it out on one side or the other to make a closet with bi-fold doors.  

i'd get my re salesperson license, hang it with a broker, and start helping people buy homes at least as a buyers agent. as a buyer's agent u still make around 1/2 to 1/4 of the total commission (assuming a 50/50 split or 50/50 two-fold) and that could quickly rack up to ur first downpayment in a couple years (and time flies).as for hard money and private money loans, those are for short term situations cuz of the steep interest and/or loanshark terms.

Unfortunately free online classifieds have only increased the amount of crap 100 fold compared to what we used to see in newspaper classifieds.
