I highly recommend flying out to see the properties in person and the getting to know the city instead of picking a OOS location based on a spreadsheet numbers a turnkey company or agent shows a potential buyer or the numbers the buyer ran themselves. 

I may try to invest locally actually now that I understand I would need to fly back and forth very often to buy properties etc.

If you can't fly out here and literally drive the blocks I wouldn't take the risk!

I may be pickier and quicker to fly off the handle over some manu/navigation nuance then you/others....

Actually flying down this weekend to see some locations and would love to connect.

Flying business class, and staying in Hilton suites the whole time, booked it all on miles and points that I earned from churning cards for sign up bonuses.
