I don't think I need to have that exactly figured out on day 1 of my first rental purchase, I need to get into the game. 

I have not reviewed BAM's fees but it's likely based on their representation of UNDER 10% "skin in the game" that most of their "investment" is taken from fees deducted from the money gamblers place with them and counted as equity in the deal; this is a common practice in the syndication industry. 

Hi All, I am very new to the Real Estate investing game and haven't pulled the trigger on any properties yet.

The only exceptions I can think of are a lack of experience frustrating your financing process or where the GC has such a well established brand that a buyer will pay a premium for a home built or renovated by that particular contractor.
