I'll likely tie up that equity and then endure any swings in the prime rate as I'm paying it down over time.

They are a large stable enduring player in the field.  

Rather then sell and move into cash by selling outright and enduring the tax hit to wait for a market correction and good buying opportunity, they will buy fractional passive investments that qualify for 1031 so they can continue to reap tax deferred status, and garner depreciation etc.  

Property meets (yes you do have to endure a sales pitch) are a great place to chat with others with varying degrees of experience and success and find out what others are / have done.
