I have read a lot lately that indicates malls faring better are ones which:have an Apple storeare connected to a cinemaintegrate high-tech elements (such as interactive maps, strong fast free WiFi, mobile charging stations, gaming/sports screens, etc.)embrace pop-up shops in vacant spacesprovide experiential shopping perks such as a DJ booth, giveaways, etc.I think that with millennials now being the largest U.S. demographic (recently surpassing baby boomers) and their inclination to spend money on food, travel and experiences rather than retail commerce, it will be very important for malls to continue to diversify their offerings beyond just "typical" shops.

jose, thank you so much for the thoughtful words. it has been a rather embracing community so far... cali weather and all has indeed been quite lovely. being eight miles from the beach dynamite, the frigid waters... still need a wet suit so i can boogie board again... :)

Maybe you'll exceed the goal this way, you'll almost certainly have a healthier portfolio than if you only look at 4 plexes until your next buy.

So embrace the pets and ceramic tile everything.

Find new TK operators who have healthier deals.

Fortunately for me...10 years later...After many twists and turns in life I've come full circle to embrace my ambitions of becoming a huge rei success story!

It feels good to be embraced by so many and to have so much support.

I embraced my youth with enthusiasm and optimism.

Perhaps I haven't fully and completely embraced what it means to be a buy and hold investor.  :-)  It kind of sounds strange to me to hear people say, "just buy it right" but don't not invest because you think the market is too frothy (i.e. don't try to time the real estate market).
