I'm in the middle of a BRRRR too and I chose to have Sherwin Williams color match "inchyra blue" for walls I usually just go with Behr but with cabinets, will be so much easier if you have high quality paint!

In order to create enough equity to refinance out all of the investment OR MORE targeting properties that need substantial rehabs is where BRRRRs bread is buttered.

This will happen in a market with balanced supply and demand, in a monetary system like the US, with fiat currency targeting 2% inflation.- In some markets, that are growing quickly, with great jobs and lots of inbound migration, this could be a little higher - like 4-5% per year over long time periods as demand outpaces supply.

I can inspect them as they are built, its easier to put on market whether for sale or as a rental (who doesnt want to live in new construction at a good price?)

This process is easier to qualify for.
