During the sale, she agreed to a lease.The thing is she's a smoker and I'll ask the people downstairs not to smoke inside.The lease agreement as not yet been signed.Current state of mind : I'll be asking her not to smoke inside.Have you ever lived a similar situation?

The last six months have been smoking hot, with houses flying off the market in hours.I would say get a good real estate agent who knows the neighborhoods, and have them find your property for you, especially for the first deal.

Consider the effects of color - dark will darken the room even though it looks classy and, if it gets nicks, the scratches will show the nicks more than a light color (same thing for cabinets).

I personally dont like YL for the reasons you mentioned, but pretty much all marketing methods work with enough volume (postcards, YL, flares, smoke signals, etc).It DOES attract sellers, since I know some great investors who ONLY use yellow letters.
