With that said Phoenix had one of the highest home price declines in the last market down turn.  

I was wondering if anyone had ideas on how I might be able to attract more tenants who are okay with having this type of policy as I know it might be a bit of a niche market, but I'd love to hear any suggestions.

It justifies the property selling for greater than just market appreciationI do owner builder rehabs but sometimes use contractors for large work scope or scope beyond expertise.  

Currently I'm trying hubspot integrated with dealmachine but it doesn't click with Open Letter Marketing who recommend Invelo instead.

Study the market.

Nothing is foolproof of course, but having another investor in your market make a suggestion at least gets us on the right foot. 

While algorithms can analyze data at scale, real estate isn’t just about numbers—it’s about nuances and the most important component of real estate is understanding its value, and that to me (maybe I am old school) but can only be done by physically visiting and walking the property.So for me, factors like local market conditions, property inspections, and borrower credibility can’t be fully captured in a formula.

But my suggestion for future listings.Look at days on market in the area that you are going to list.

I am not looking in markets outside of Michigan at this time.
