Most who get tripped up are those buying the smaller multi-families that don't possess the correct use permit/historical rental license activity. 

My maintenance is little to nothing as we do the reno correctly.

You are correct; it would be awkward having two different parties staying on the property. 

My tenant is also nonresponsive to all communications so they may not even show up at this point.

It took a few months to correct it but they finally did.

If I remember correctly, there is a provision for properties with Fannie and Freddie loans to be moved to single-member LLCs after 12 months of seasoning if the only member of the LLC is the owner/borrower on the loan. 

With the stock market literally about to do a huge correction pre election I think there will be quite a bit of money to be made on shorts.

Have never received a distribution and It’s extremely difficult to get communication and financials.
