I need to do something to a property where a portion of a property was extensively redone by the previous owner with a VERY different taste then mine, and that fits his lifestyle at the time. 

If his business happens to run into trouble and he has an expensive lifestyle, he might be at a higher risk of not repaying the loan.Secondly, if you think it's ok because you have the cash to buy your toys, you might want to think again. 

If you have enough cash flow coming in to sustain your current lifestyle, a job that gives you more time to market seems like a good idea. 

We like the Southern lifestyle but ultimately we want to be somewhere with a sense of community.

In quickly looking at this, I'd be careful that I wasn't sub-consciously massaging numbers on the front end in order to make sure I hit $100/door per month (Because I caught myself doing that numerous times when doing analysis).
