Business is about relationships; with the right relationships, you'll have much of what you need to get out of the starting gate.

Started with the flip business 2 years ago and going strong. id say start by practicing comps in your area, learn your market and go to real estate meetups.

At some point your business partner will want his cut (Federal Gov).

Basically just putting a step in the middle of a disallowed transaction that is really only there with no actual profit/business/clean motive except tax avoidance...is not valid. 

Use this partnership as I way to learn how to crawl in the house flipping business.

I am trying to find a mentor and I feel like working for a corporate wholesaler might give me the experience I need to turn my little $175,000 chunk into a rental property business one day.

I use the terms -  "corporate furnished rentals",  "short-term rentals",  and talk about my target clients-  Business travelers, traveling nurses, traveling healthcare workers.#6  Knowledge -  Know why STR is better for the landlord than traditional rentals.   

I own the property free and clear and i use the equity as part of my business line of credit.

And, again, eventually a strong business model/niche will show its numbers and then everyone will be doing it.

I just wish I was doing it for my own business.
