First thing is to know what type of foreclosure state you're investing in: judicial or non-judicial.

In terms of complications it makes little difference to me wether I buy property in Nebraska (somewhere affordable) or Costa Rica (Also affordable but with greater chance of strong appreciation in a 10 year time frame) as I would need a property manager either way. 

Would I have trouble qualifying or are they just more complicated? 

(You can split it further but it’s much riskier and complicated.  

This doesn’t need to be too expensive or complicated, simple touches like decluttering, rearranging furniture, and adding tasteful décor can create an inviting atmosphere.Invest in professional photography to showcase the property online, as captivating images can attract more potential buyers.

If in a non-judicial foreclosure state (ie Texas), it is relatively easy.

There are several components to keep in mind, none are too complicated.Provide a Purchase Option and a Lease Agreement as separate documents, if they dont pay rent, you can just show the lease agreement to the courts (without showing the Purchase Option and complicating the eviction).
