The has been a lot of cases where the rehab was done to make it look beautiful to the buyer but everything behind the walls or where eyes cannot reach is done incorrectly.Even big new home builders do this kind of shady business where it comes to a point it is necessary to order inspection for new home builds in US .

The entire system is designed to just be this 1 thing, color int he lines, don't venture out, just follow these steps. 

I know on my new builds that are 700 to 1 mil I get 10 to 20k and normally its just held in escrow. it is non refundable once we start putting in custom colors etc.

Does anyone have opinions or suggestions for flooring color or type that they have used before and love for their rentals?

Is there any place within the unit where you could add a through-the-wall A/C unit such as a ductless system or a window unit in a wall sleeve? 

People click instinctively when they see vivid colors, great decor and great staging, highlighting the experience they will have in the home.

The home has been occupied by tenants for the last several years.I would plan to have the underside of the roof painted in the attic to cover up the black coloring.

Remember, once the foundation is fixed (and it never is), you have to fix the superstructure items that were thrown out of wack, starting with load-bearing walls.  

How are the foundation walls, basement/crawlspace framing, HVAC/heating & cooling, roof, windows, elec.?

My plan is to use the LLC to acquire properties and to be the employer for the property manager when I actually acquire some walls and a roof besides my own personal home.
