That means either you won't cash flow or your Return on Equity (ROE) will be terrible.Since this is your primary residence you'll be exempted from paying capital gains taxes when you sell.If you sell to your parents, it will be considered a non-arms length transaction and will get closer scrutiny.

It's going to be an obvious patch job when they do inspections and they may ask for credits or replacement so you are more likely to get more by doing more.I don't know any roofers in Canton, but any time I see patch and roof and sell, I don't think it's necessarily wise.

Based on income alone, I could buy a 30k lot in sky harbor and build a 2 bedroom 1,400 sq ft cabin that generates 50k to 60k in rental income all day long (if not closer to 55k to 65k).

That company insiders have looted millions of dollars in bogus loans written as "promissory notes" from the investor money they did raise and that according to employee reviews on Glassdoor they are paying their salespeople 1099, which would make each of them an unregistered broker/dealer/investment advisor.Every complaint, each new piece of data brings them one step closer to justice.
