Don’t do typical block shaped lots.  

I looked into a cash offer just to free myself but the offer was painfully low (putting me at a $60k loss).

Lately I have been running into some road blocks while doing multipe flips at a time due to capital and man power.

When asked why their properties don't cash flow in any rental calculator, the answer is: "people who use these rental calculators don't get the kind of deals we give you" 4, Re rent comps...I looked at Zillow, and another tool, and if I simply rely on Zillow, rents are typically lower and there are properties in the same few blocks on the market for 40+ days.

Big box (KW, Coldwell Banker, Remax), Cloud (exp, Real), Mom and Pop (Fred's Real Estate), and 100 percent (Big Block).

This couldn't be more of a true statement with the current clients I'm dealing with.. on one spectrum, I have clients that are incredibly respectful take my recommendations and listen and on the other I have people who are just plain rude and are a pain to work with. 

That could be a big pain in California.

Now if the entire block is well established in a super solid area and it just so happens to be this situation then I would move on to my next criteria - the property itself. 

It still has the ability to input time blocks, of course.
