When I see a last-minute suggestion of bankruptcy in a docket, I avoid bidding on that property because I assume that the foreclosure sale will be canceled, even if it initially proceeds.

. - make sure to get bids from multiple contractors.It is easy to overestimate your ARV. - Have an agent pull recent comps for youIt is easy to underestimate the timeline. - whatever a contractor says, add 4 weeks.

All these PMCs are essentially bidding on a job, like a contractor would, and the ones that have responded have had no issues in asking us to set up a time to meet.

As you get into it you will practice getting quotes and bid for the costs. 

I won a bid on a property, and took the risk of the property being occupied.

Make sure you have seen every single property BEFORE you bid. 

On large repairs like a roof replacement I would still want to get a bid of my own.It comes down to trust, if you don't have that trust with your PM then you might shop for another PM.

I have to remind myself of this whenever I’m sorting through bids!
