Do I smell bad?  

(adult being an important distinction, I didn't get allowance when I was a kid, ugh) I'm thinking what I can do is let my sister list it, have her figure out what market value is so I don't have any family battles over fair value and her time renovating it.

And when they smell, even better.  

We've been keeping an eye on things and it now looks and smells like new construction again.  

Anything alligator skin looking will have to be replaced but just black wood you can Kilz it to alleviate the smell.  

You can not control every step a tenant takes, however, your bestvstrategy is to protect yourself by plugging in verbiage into your lease agreement that states that tenant is required to use the vent hood when cooking and failure to do so which causes damage such as smell in drywall, discooratiins, etc will result in thetenants security deposit being forefieted.

Also, a smell....how do you plan on proving the smell in small claims?

We refuse as you know... that's not a thing, not able to fully inspect the unit.Almost as soon as they leave and windows are shut, we notice a "wet dog" smell.

Running to start a legal battle may not be in his best interest.
