About 3 months ago I had a bathtub start to drip.

No question about some of the materials, in some of the newer models but not all, those plastic bath tubs, RV fixtures and cabinets are still found today, at least in my area, don't forget, I'm in the Ozarks, LOL.I've seen how the carpet was rolled over the floor in a manufactured home and then walls set on top of the carpet, it's more efficient, but not stronger or better.I'm sure some MHs are built better than some stick built, but that isn't the rule as you can't build something on a frame designed to be shipped as well (strong) as you can with an anchored foundation to begin with, not if it's built right.

I also replaced the hot water heater, and did a partial renovation of the bathroom with new bath tub, ripped out the ugly linoleum and replaced it with new tile, and a new toilet. 

What is important is to find the correct prices in your market for each remodeling type (i.e. paint, carpet, bath tub, doors, etc.).

I just returned a partial deposit with photos printed on 8 1/2x11  paper of a year and a half worth of dog s**t, with close ups :), filthy, disgusting bathtubs, a stove that looked like it had never been wiped even once, floors with mounds of dog hair and dirt.

Tenant agrees to pay for clearing the drains of any and all stoppages except those, which the plumber who is called to clear the stoppage will attest to in writing, were caused by defective plumbing, tree roots, or a result of weather.Tenant agrees to keep on hand and properly use a plunger when necessary to unclog drains and to prevent water overflow from toilet, sinks and bathtub.

Some people are super creeped out by this information, while others don't care at all.My neighbor died in his bathtub in the middle of August and wasn't found for 12 days.

The layout of the master bathroom prevented the addition of an actual bathtub.

Would you live with a leaky bathtub if the plumber wiped up the leak once or twice a year?

Put in some new crown mouldings, baseboard, refinished the bath tub spent around $3000.Been a lurker in BP for a while and never expected to get so much information that helped me out.Excited on getting the next couple of properties.
