I'd sleep like a baby if I had a brand new house that got $100/door/month free cash flow if I had reserved $250/month for Repairs and CapEx on top of $5k I brought into the deal.

I am with one of the others above who said basic sloppiness  IE bed not made cloths on the floor dishes every where that's common.But when you start loading the garage with junk.. have a grease fire then never clean.. broken kitchen cabinets etc etc.. these are not people you want in your unit..  

They probably have a nest with babies under the house.

While sports teams won't have huge impact, but just moving here will mean jobs for each home game, ticket sales, food concession, hotel bookings, and home purchases by staff and players of sports teams.Each of these "baby steps" will lead to overall growth for the city.

We were brand new baby investors when we first started working with him and we learned a ton.

The only reason I can see why the seller allowed me to do this is because he wanted me to take all the junk and he was too busy to deal with cleaning and selling (MBA, work and a baby). 

This included removing all weed / growth, installing a brick border, laying out landscaping cloth and stone.
