ya there is going to be some spectacular flaming crash's coming up with these folks structuring these deals this way.. hard to use Facebook as your deal structuring bible.. so much is just total ignorance and then its propagated.

Some people have made a very high appreciation in R15 and R8, some higher than the privately planned masterplans like Aldea Zama, Selvazama, and Tulum 101, It depends on the investor some prefer buying at a higher price per sqft with all the infrastructure already in place and some will try to get a better deal and wait for the infrastructure to arrive, it all depends on your risk tolerance and your goals, needs and wants. 

You claim you need this info BEFORE you arrive for appraisal, yet you can not possible work up a figure of value until AFTER you have physically visited the property, as such, how on Earth does having this info we provide set you back and cause you to redo all your work?

Does this mean that the buyer may not legally take possession of the property until the deed arrives?

@Zeke Nickie So far the only two times I’ve crashed and burned in real estate has been when I’ve been involved with a partner so just be super careful if this is the path you choose to pursue.

This was in early 2016 when there were still a lot of foreclosures on the market and REOs from the aftermath of the 08 housing crash.

My day of wanting to buy a Jet is long gone :) that crashed and burned in 09 when the economy tanked and I had to start over.
