Instead of telling them to kick rocks, have you guys ever worked out a deal where you would improve the property at a tenants request, but in exchange amend the lease to raise the rent or have them pay a portion of the project, etc. ?

@Steph Kawilarang I would get the keys, do a walkthrough of the empty unit with the tenant, amend the lease by writing in the new termination date and you and tenant sign.

My last option, I don’t serve them, I talk to them and amend the lease for them to pay a lower amount like $1500 but make sure they know I am not renewing the lease in October and the need to be moved out by October 31 at 11:59pm.
