Has anyone else thought about this when looking ahead at the housing market?

In addition, yes there are property managers but very few want to manage my B or C class property for an extended period of time in the fashion I would if I was managing it or that a really good sponsor would.

I live in Florida and have my own business (in the marketing industry) and in 2023, we bought our first investment property in Ohio.

I'm seeing growth with the STR market where I am at.

Market fundamentals to consider: population growth, average income, median home price and average rent, crime rate.

Use a buyer's agent that knows the market, contracts, negotiations, etc.If you really want to learn about investing, get a job in property management. 

Focus on market research by exploring neighborhood rent trends and property values while considering your financing strategy (house hacking, BRRRR, or buy and hold).

This is definitely the place to learn and network with folks in your market or the market you're interested. 

Many markets have strict regulations that could rule them out.

Otherwise, you may need to replace a water service (13-15k), electrical service (10-15k) and upgrade wiring (This is a tough one, but maybe an additional 8-15k inside).
