Now your exchange acct has 150K  of cash in it so you can finish your exchange and totally defer all tax.Now, outside the exchange you have the note for 100K for which you paid 100K so there is no profit in that note and no tax due except on the interest as it comes in to you.It takes some cash to to this but can be an incredible way to keep the integrity of your 1031 exchange and generate minimally taxed cash flow outside your exchange.

I think it unjust to to claim wholesalers dont provide a valuable service in many circumstances including RE

Its an epoxy and when a professional installs they are in a suit head to toe and a resperator. 

I make sure we clearly outline try following on the lease:- pet policy- parking policy (complete w/parking diagram)- the fact that they cannot use their security deposit for last months rent- clearly state anything to to with laundry and how that will be handled - who to contact for maintenance requests- when the rent is due and most importantly that the rent needs to be at our office to be considered received.

This is a state where you (the Landlord not the tenant) pays a realtor a full month's rent (bye bye $1500) to to vet out and place a tenant for you.  

Assuming the property only needed $10K of renovations done to to make it renter ready and appealing to the renter.
